Most PropStream reviews grade the software. Operators should grade what it produces: right-party conversations, appointments and signed contracts. Here is that review, built from PropStream's own pages, public review sites and investor forums.
Key points
- PropStream reviews are what investors and review sites report about PropStream's property data, skip tracing, dialing, support and price.
- Our verdict: strong data and comps tool for teams that already have callers and follow-up. Weak buy for anyone hoping software will create conversations by itself.
- On Trustpilot, PropStream holds a 4.6 from 389 reviews, but most recent reviews rate onboarding webinars, not data quality.
- The complaints that repeat on investor forums are stale listing status and wrong phone numbers. Defenders say every data vendor has the same problem.
- Test it before you trust it: spot-check against the MLS and measure your right-party contact rate during the trial.
Our verdict on PropStream
PropStream is a solid property data and comps platform at a fair price, and its weak spots are the same ones every list vendor has: records go stale and skip traced numbers miss. If your team dials within hours and tracks contracts by list, Pro at $199 a month earns its keep. If lists sit for a week, no data tool will.
The bigger point for an operator doing 5 to 20 deals a month: PropStream sells the first step of a list program. Dialing, follow-up and booking are where cost per contract is won or lost, and those steps are on your payroll.

What PropStream reviews actually say
PropStream's public reviews are positive on review sites and mixed on investor forums. Here is what each source showed when we checked in November 2026.
- Trustpilot: 4.6 out of 5 from 389 reviews. 74% are 5-star and 14% are 1-star. PropStream replies to negative reviews. On the pages we read, nearly every recent review rated an onboarding webinar or a named presenter. Trustpilot's own summary flags search limits, outdated property records and some unhelpful support calls.
- G2 and Capterra: no user reviews for PropStream on either site.
- BiggerPockets forums: a 2022 thread titled "why PropStream Sucks" (replies run from April 2022 to March 2023) splits between data complaints and longtime users who defend it. A May 2026 thread on skip tracing is more recent.
Read that mix carefully. A 4.6 built mostly on onboarding sessions tells you the training is good. It does not tell you how many right-party contacts a list produces in your county.
PropStream review scorecard by category
The fairest way to review PropStream is to put the vendor's claim next to what users report, then decide what your team should do about the gap.
| Category | What PropStream says | What users report | What your team should do |
|---|---|---|---|
| Data coverage | Data on "over 155 million properties" from county recordings, MLS records and private sources (FAQ) | Wide coverage is rarely the complaint | Use it for list building and comps |
| Data freshness | MLS data updated daily; vacancy monthly; tax assessor yearly | A Phoenix investor found filtered off-market results showing active, pending or recently sold on the MLS | Spot-check every new list against the MLS before dialing |
| Skip tracing | Free on Pro and Elite through Connect; done by an independent third party | A BiggerPockets moderator calls every skip tracing service "hit and miss" | Track wrong-number and right-party rates by list |
| Dialing | Built-in dialing on Pro and Elite | Not a common complaint; volume is the limit | Plan around 150 call attempts a day with 3 included numbers, or add a dialer |
| Support and training | Phone and email on weekdays (the pricing page also lists chat); live onboarding | Trustpilot reviews praise onboarding and named staff | Book the onboarding session in week one |
| Billing and cancellation | Cancel by phone before the next billing date | No refund policy on the FAQ or pricing page | Cancel early and get written confirmation |
Data accuracy: the complaint that repeats
The most common PropStream complaint is listing status that lags the MLS. In a 2022 BiggerPockets thread titled "why PropStream Sucks", a Phoenix investor said properties from his off-market searches kept showing as active, pending or sold within six months.
The same thread has the other side. A longtime user called PropStream the best service he had tried and said bad results often trace back to local MLS or county records. Another suggested reporting errors to PropStream's support. Both points can be true. Public-record data ages, and every vendor resells some version of it.
The fix is process, not a new vendor. Run every new list against the MLS and your own CRM before a caller sees it. Scrubbing a list costs an afternoon. Dialing a bad one costs payroll.
Mortgage data has its own blind spot. In an August 2026 Office Hours session on Esteban's channel, an operator who runs nationwide Google PPC said his team uses PropStream to estimate mortgage balances before negotiating, but HUD loans, like the COVID-era ones, often do not show up. His rule: get the seller's payoff early, before an offer rests on that number.
Skip tracing quality: hit and miss, like everyone's
PropStream's skip tracing is free on Pro and Elite, but free numbers are only worth the right-party conversations they produce. PropStream says an independent third party performs the skip tracing, and its FAQ says the DNC flag covers known litigators plus government and attorney numbers.
On a May 2026 BiggerPockets thread on PropStream's skip tracing, a forum moderator said every service he and his peers had used was "hit and miss." No one in that thread posted a hit rate, and PropStream does not publish one. You have to measure your own.
That matters more than the plan price. A list program lives or dies on how many dials it takes to reach a real owner.
In one investor account we reviewed (most inquiries were purchased third-party leads, not Hesel campaigns), 17.6% of 704 outbound dials in May, June and October 2026 lasted a minute or more. Call length is only a proxy, since a voicemail can run a minute.
How to test PropStream in the 7-day trial
The trial gives you 50 free leads, so treat it as a quality test, not a production run. Here is the protocol we would run.
- Pick one zip code your team knows well and pull a list with your usual filters.
- Check 20 records against the MLS. Count anything active, pending or sold in the last six months.
- Skip trace what the trial allows and dial every number within 24 hours.
- Log each dial as wrong number, disconnected, voicemail, or right-party conversation.
- Divide right-party conversations by records dialed. That is your right-party contact rate.
- Run the same test on your current data source in the same zip. Keep the one with the higher rate.
The decision rule: if PropStream's right-party rate is not at least equal to your current source, free skip tracing is not a reason to switch. Fifty records is a small sample, so confirm the result in your first paid month.
Who PropStream fits, and who it does not
PropStream fits operators with a calling team, a CRM and a habit of tracking results by list. It does not fit operators who want the software to produce conversations on its own.
- Fits: acquisitions teams that need fast comps and owner data during seller calls.
- Fits: teams running cold calls, texts or mail weekly, with one person owning list hygiene.
- Fits: operators who want data, skip tracing and light dialing on one bill.
- Does not fit: a team that needs more than 150 calls a day from the built-in dialer.
- Does not fit: operators without callers. A list nobody dials is a monthly receipt.
- Does not fit: operators tired of competing on the same lists. Anyone with the same filters can export the same owners.
The cost-per-contract view
PropStream's subscription is a small share of what a list program costs. In our pricing model, PropStream Pro plus one extra seat came to about 5% of a two-caller team's monthly spend. Labor, dialer and follow-up made up the rest.
Lists also burn faster than most operators plan for. "4,100 dials, 1,900 answers, 1,800 voicemails. Wow. So that's almost my whole list for that campaign," said an Atlanta wholesaler with 7 closed deals on a Hesel call. Once the list is worked, you pull another one, and so does everyone else in your county.
The full model is in the PropStream pricing breakdown linked above. The short version: judge every data tool by what each contract costs, not what the subscription costs.
Where PropStream stops and your team starts
PropStream stops at the export; everything after it, from the first dial to the booked appointment, belongs to your team. That is where most list programs leak.
Three habits close the leak. Call within minutes, not days; our post on why speed to lead decides who gets the deal explains why. Keep following up after the first no. And work your old inquiries with a reactivation campaign for sellers who went quiet before you buy another list.
Often the tool takes the blame for a process problem. On an October 2026 Hesel client call, an owner described an offshore caller who blamed PropStream, the list and the comps, yet had called each list only once against a target of 350 dials a day.
Switching data vendors would not have fixed that. Some operators skip the list entirely. Hesel runs inbound Meta, Google and YouTube campaigns. Its ISAs qualify seller inquiries on six points: motivation, timeline, condition, the seller's number, mortgage, and who decides. Then they book the appointment or live-transfer the seller while motivation is high. Your acquisitions rep still makes the offer.
One public example: Brian and Jamal closed five deals from inbound campaigns by responding fast and keeping every seller organized. That was one of our best results, not a typical one. Outcomes depend on market, budget, offer and follow-up speed.
PropStream alternatives in one line each
If the review above points you elsewhere, these are the closest options. Our PropStream alternatives guide compares them in full.
- DealMachine: built around driving for dollars, with a mobile app on every plan. See PropStream vs DealMachine.
- BatchLeads and BatchDialer: owned by PropStream since July 2025, so treat them as sister products, not independent rivals. BatchLeads' co-founder said in a July 2025 interview on Esteban's channel that many investors used both: PropStream for property data, Batch for skip tracing.
- REsimpli: a CRM that bundles data, calling and texting. See our REsimpli review. Disclosure: Hesel or Esteban may earn a referral fee if you sign up through some partner links. It does not change how we score.
- Propwire: markets itself as free property data.
- Done-for-you inbound: campaigns plus appointment setting instead of lists, like Hesel's conversion and appointment setting service.
Disclosure: Hesel Media sells inbound campaigns and appointment setting, which compete with list programs for the same budget.
Know what your data is worth before you renew
You have probably paid for PropStream, or something like it, for years. The question is not whether the data is good. It is whether your team turns it into contracts at a cost you would pick on purpose.
On a strategy call we lay your list program next to an inbound model: spend, conversations, appointments, contracts. If your list program wins on cost per contract, we will say so and you keep running it.

Frequently asked questions
Is PropStream worth it?
PropStream is worth it for teams that dial lists fast, scrub them against the MLS and track contracts by list. Pro at $199 a month is a small share of a calling team's spend, as of November 2026. It is not worth it for operators without callers, because data alone does not create conversations.
Is PropStream legit?
Yes, PropStream is a legitimate company. It is part of Stewart Information Services Corporation (NYSE: STC), which acquired it in November 2021, and it bought BatchLeads and BatchDialer in July 2025. Legit does not mean every record is current, so verify lists before you dial.
How accurate is PropStream data?
PropStream data is as accurate as the county, MLS and private sources it pulls from. PropStream says MLS data updates daily, vacancy monthly and tax assessor data yearly. Investors on BiggerPockets report listing status that lags the MLS, so spot-check every new list before your team dials it.
Is PropStream skip tracing accurate?
PropStream skip tracing accuracy is not published. PropStream uses an independent third party, and a BiggerPockets moderator says every skip tracing service he has seen is hit and miss. Measure your own right-party contact rate by list during the trial and your first paid month.
Who owns PropStream?
PropStream is owned by Stewart Information Services Corporation (NYSE: STC), which acquired it in November 2021, according to PropStream's July 2025 announcement. In that announcement PropStream also said it acquired BatchLeads and BatchDialer and plans to combine the platforms.
Does PropStream have good reviews?
PropStream has good reviews on Trustpilot, with a 4.6 out of 5 from 389 reviews as of November 2026. Most recent reviews rate onboarding webinars and staff. G2 and Capterra show no user reviews. Investor forums are more mixed, with complaints about stale listing status and wrong numbers.
Is PropStream or DealMachine better?
PropStream or DealMachine is better depending on how you find deals. PropStream suits teams that build lists, comp and dial from a desk. DealMachine suits teams that drive for dollars and mail. Our full PropStream vs DealMachine comparison runs the cost-per-contract math for both.
