PropStream Pricing: What the Plans Cost and What a Contract Costs

PropStream's price is easy to find. What it costs you per signed contract is not. That second number is the one your payroll feels, and no pricing page will show it to you.

Key points

  • PropStream pricing is the fee for PropStream's property data software: $99 a month for Essentials, $199 for Pro and $699 for Elite, as of November 2026.
  • Pro is the plan built for acquisition teams: skip tracing and built-in dialing come bundled through PropStream Connect.
  • Essentials pays 12 cents per skip traced contact. Past about 834 contacts a month, Pro is cheaper.
  • The subscription is the smallest line in your cost per contract. Callers, dialers and follow-up are the big ones.
  • A cheaper list does not fix a slow team. Conversion moves cost per contract far more than the plan you pick.

The verdict on PropStream pricing

PropStream Pro at $199 a month is the plan that fits a working acquisitions team, but the subscription is rarely what decides your cost per contract. In the model below, switching plans moves cost per contract by 5 to 21 percent. Fixing what happens after the list is pulled moves it by a third.

So pick the plan with the math in this post, then spend your energy on speed, follow-up and booking. That is where a list program makes or loses its money.

PropStream pricing plans as of November 2026

PropStream sells three self-serve plans, Essentials, Pro and Elite, billed monthly or annually, with a custom tier through sales. Here is what each one includes, taken from PropStream's own plan pricing page and its May 2026 cost breakdown.

As of November 2026. Re-check PropStream's pricing page before you buy; prices and promotions change.

Every plan includes a 7-day free trial with 50 free leads, comps, the rehab and rental calculators, 165+ search filters and data on what PropStream's FAQ calls "over 155 million properties" (as of November 2026). Unused saves and exports do not roll over. The account resets each month.

Annual billing saves $216 a year on Essentials, $408 on Pro and $1,392 on Elite, per PropStream's cost article. On Pro, that is about $34 a month.

Add-ons and usage costs on top of the plan

PropStream charges for usage on top of the subscription, and those charges are where a $99 plan stops being a $99 plan. The pricing page lists:

  • Extra full-access user: $30 a month each. Mobile-only scouts are free.
  • Skip tracing outside the Connect bundle: 12 cents per contact on Essentials, 10 cents on Pro and Elite.
  • PropStream Connect for Essentials: from $30 a month, with a 14-day free trial.
  • Direct mail: postcards from 57 cents, letters from 85 cents (standard class).
  • Email: 2 cents each.
  • Deeds and mortgage documents: $5 each.
  • Extra saves and exports: saves from $30, exports from 10 cents each.
  • Investor Outreach: $70 a month, needs an active Connect subscription.

One gap to close before you buy. PropStream's cost article says Essentials users who add Connect also get up to $6,000 a month in free skip tracing. The comparison table on the pricing page lists free skip tracing as not included on Essentials. Get the answer in writing from your rep.

For scale on that per-contact rate: BatchLeads' co-founder, whose company PropStream bought in 2025, said in a July 2025 interview on Esteban's channel that skip tracing cost 20 to 25 cents a record when Batch started, and that buyers of bulk data can now pay about a cent. Ten to twelve cents is a retail price. Pay it on small pulls, not on a team's monthly volume.

What the PropStream price does not include

The PropStream price covers data, skip tracing and light dialing; it does not cover the people, compliance and calling volume a team needs to turn a list into contracts. Budget for these before you compare plans.

  • The Do Not Call registry. If you cold call, you scrub against the national registry. The FTC's fee schedule for FY2027 charges $85 per area code per year after the first five free, effective October 1, 2026.
  • Calling volume. Built-in dialing caps out at 150 call attempts a day with three included numbers, per the PropStream Connect page. Two callers sharing it get 75 dials each. Past that, PropStream points you to BatchDialer, which lists plans from $95 per agent per month on annual billing.
  • Callers. The list does nothing until a person dials it, handles the objection and books the appointment.
  • Consent rules. Autodialed and prerecorded calls carry consent requirements under the TCPA. The FCC's telemarketing rules are the starting point. Have your attorney review your outbound setup.

Essentials vs Pro: the break-even math

Essentials is cheaper only if you skip trace fewer than about 834 contacts a month. Pro costs $100 more per month. At 12 cents per contact on Essentials, 834 contacts costs $100. Every contact past that makes Essentials the more expensive plan.

Seats tilt it further. The pricing table lists one primary account holder on every plan, then team members: none included on Essentials, 2 on Pro. So a 4-person team on Essentials pays for 3 extra users ($90). On Pro it pays for 1 ($30). The table does not say outright how the owner counts toward the seat caps, so confirm with your rep.

A team skip tracing a few thousand records a month is far past the break-even line, so Pro is the default. Essentials fits a solo operator who mostly runs comps and small mail drops.

Elite at $699 only earns its price when you need more than 5 team members or more than 50,000 saves and exports a month.

What PropStream costs per contract

Cost per contract is your full monthly acquisition spend divided by the contracts it produced. Subscription, add-ons, dialer, compliance and labor all go on top. Contracts go on the bottom. If you only track the software line, you are tracking the wrong number.

Here is a worked example. The tool prices are PropStream's, BatchDialer's and the FTC's. The labor and funnel numbers are example inputs, not benchmarks. Swap in your own.

  • PropStream Pro for a 4-person team (account holder plus 2 included team members): $199
  • 1 extra team member: $30
  • DNC registry, 8 area codes (3 paid at $85 a year): about $21
  • BatchDialer for 2 callers on annual billing: $190
  • 2 callers (example input): $4,000
  • Total: $4,440 a month
  • Funnel (example input): 8,000 contacts skip traced, 400 owner conversations, 40 appointments, 4 contracts
  • Cost per contract: about $1,110

Now change one input at a time and watch what moves.

Change from the exampleMonthly spendContractsCost per contractvs example
Example: Pro plus 2 callers$4,4404$1,110Baseline
Drop to Essentials, pay 12 cents per skip trace, 3 extra seats$5,3604$1,34021% worse
Cancel PropStream, free data and free skip tracing (best case)$4,2114$1,0535% better
Follow-up lifts appointments from 40 to 50$4,4405$88820% better
Appointment-to-contract rate from 10% to 15%$4,4406$74033% better

The decision rule: if your data subscription is under 10% of your monthly acquisition spend, stop shopping software. Your next dollar of savings is in appointment rate and close rate, not the plan.

Who PropStream pricing fits, and who it does not

PropStream fits operators who already have callers, a dialer and a CRM, and who want one place to pull, filter, skip trace and comp. It fits less well when nobody owns the follow-up.

  • Good fit: a team of 2 to 5 running cold calls, texts or mail every week, with someone tracking contacts, appointments and contracts by list.
  • Good fit: an acquisitions manager who needs fast comps and owner data during seller calls.
  • Weak fit: an operator with no caller. A list nobody dials is a $199 monthly receipt.
  • Weak fit: a team that needs more than 150 calls a day but has not budgeted a separate dialer.
  • Weak fit: an operator who wants sellers calling in, not a list to call out to. That is a different model, covered below.

Where the money leaks after the list is pulled

Most of the cost per contract in a list program leaks between the export and the appointment: skip trace, dial, follow up, book. A data tool sells the first step. Your team owns the other three.

The list is not exclusive, either. Anyone with the same filters in your county can export the same absentee owners. Operators feel this on the phone. On our sales calls, investors often tell us the seller has already heard from several other buyers by the time they call.

Leaks happen even when the seller asked for the call. In one investor account we reviewed (most inquiries were purchased third-party leads, not Hesel campaigns), 24.6% of 293 inquiries from July to October 2026 had no logged call or text within 7 days.

If hand-raisers slip through, a cold list sitting in a CSV slips faster.

That is why speed and follow-up decide the contract. Our breakdown of why speed to lead decides who gets the deal covers the first touch. The follow-up side shows up in client stories like Max's three deals from sellers who had gone quiet. That was one of our best results, not a typical one. Outcomes depend on market, budget, offer and follow-up speed.

Hesel runs the opposite direction. Meta, Google and YouTube campaigns bring in sellers who raised their hand, and trained ISAs call those inquiries, qualify them and book appointments with your team.

One public example of the inbound math: in an October 2026 video, Esteban Andrade walks through Tanner Todd's numbers: about $25,000 in Meta spend, 361 seller inquiries and 24 signed contracts, roughly $1,054 in ad spend per contract, with 6 closed at recording. That was one of our best results, not a typical one. Outcomes depend on market, budget, offer and follow-up speed.

That is ad spend only, before team costs, and signed contracts are not closed deals.

Whatever model you run, track it by layer. Our guide to measuring results in real estate investing lays out the metrics.

PropStream alternatives in one line each

If PropStream's price or limits do not fit, these are the closest options, each verified on its own site as of November 2026. Our full PropStream alternatives breakdown scores them side by side.

  • DealMachine: driving-for-dollars app on every plan, data-credit pricing and pay-as-you-go postcards. See our PropStream vs DealMachine comparison.
  • BatchLeads: owned by PropStream since July 2025; from $119 a month with 3 users and contact info included; Dialer AI is $89 a month extra. Its co-founder said many investors paid for both tools, PropStream for data and Batch for skip tracing. If that is you, both bills now go to one company, so price them together.
  • REsimpli: CRM with data, calling and texting under one bill; Solo lists at $249 a month billed annually. See our REsimpli review. Disclosure: Hesel or Esteban may earn a referral fee if you sign up through some partner links. It does not change how we score.
  • Propwire: markets itself as 100% free property data; it does not publish usage limits on its home page.
  • Done-for-you inbound: you skip the list and pay for campaigns plus appointment setting. Hesel's version is our conversion and appointment setting service.

Disclosure: Hesel Media sells done-for-you inbound campaigns and appointment setting, which compete with list programs for the same budget.

Find out what your contracts really cost

You know your PropStream bill to the dollar. If you cannot say what last month's contracts cost you, it is usually because the spend sits in five tools and two payrolls.

On a strategy call we put your current stack on one page: subscriptions, callers, dialer, compliance, contracts. Then we show you which layer is leaking. If inbound would not beat your current cost per contract, we will tell you.

Frequently asked questions

How much is PropStream per month?

PropStream costs $99 a month for Essentials, $199 for Pro and $699 for Elite on monthly billing, as of November 2026. Annual billing drops those to $81, $165 and $583 a month. Extra full-access users cost $30 a month each, and usage like mail and documents is billed on top.

Does PropStream have a free trial?

Yes. PropStream offers a 7-day free trial with 50 free leads on every plan, as of November 2026. Its FAQ says the trial does not include team members. Essentials users can also try PropStream Connect free for 14 days. Set a reminder before the trial ends if you do not plan to keep it.

How do I cancel PropStream?

To cancel PropStream, call its customer support line at (877) 817-7377 during business hours before your next billing date, per PropStream's FAQ. The FAQ and pricing page do not publish a refund policy, so cancel a few days early and ask for written confirmation of the cancellation.

Does PropStream include skip tracing?

PropStream includes free skip tracing on Pro and Elite through its PropStream Connect bundle, listed as worth up to $6,000 and $12,000 a month. Essentials pays 12 cents per contact. PropStream says an independent third party performs the skip tracing. Confirm the Essentials plus Connect terms in writing.

Is the PropStream annual plan worth it?

The PropStream annual plan is worth it once you know you will keep the tool for 12 months. It saves $408 a year on Pro, about $34 a month. That will not change your cost per contract much, so lock in annual only after a month of tracking contracts by list.

Is PropStream worth it for a team doing 5 or more deals a month?

PropStream is worth it for a team doing 5 or more deals a month if callers work the lists fast and someone tracks contracts by list. At that volume the $199 Pro plan is a small slice of spend. If lists sit unworked for days, no plan will be worth it.

Is there a free alternative to PropStream?

Propwire markets itself as a 100% free property data source for investors, as of November 2026. Free data still leaves skip tracing, dialing, callers and follow-up to pay for. In our cost-per-contract example, cutting the subscription entirely improved cost per contract by only about 5%.
