Most investors who search for PropStream alternatives are not unhappy with the data. They are unhappy with what the data turns into: lists that burn, numbers that miss and callers who stall. Swapping one data tool for another rarely fixes that, so this guide compares the tools and the one alternative that is not a tool.
Key points
- PropStream alternatives are other property data and outreach tools, or a different model entirely, that replace what PropStream does for an investor.
- The closest tool swaps are DealMachine, PropertyRadar, REsimpli and Propwire. BatchLeads is owned by PropStream, so it is a sister product.
- Pick by your bottleneck: data cost, field work, tool sprawl, list saturation or follow-up. Each points to a different answer.
- The subscription is a small slice of cost per contract. If conversations per dial are the problem, a cheaper list will not fix it.
- Done-for-you inbound is the alternative that changes the model: sellers raise their hand instead of being dialed from a list.
The verdict: which PropStream alternative fits
For a field team, DealMachine; for monitoring and alerts, PropertyRadar; for one bill that covers CRM, calling and texting, REsimpli; for the lowest data cost, Propwire. If your real problem is conversations per dial, none of them, because every list tool draws on the same public records.
That last case is where done-for-you inbound earns a look. It costs more per inquiry and takes longer to start. It also puts you on the phone with sellers who asked for the call.
PropStream alternatives compared
Here is how the main options line up on price, contact data and fit. Prices come from each vendor's own pages.
As of November 2026. Prices change; confirm on each vendor's pricing page before you switch.
| Option | Model | Price | Contact data | Best for | Watch out for |
|---|---|---|---|---|---|
| PropStream (baseline) | Data, skip tracing, light dialing | $99 to $699 a month; Pro $199 | Free skip tracing on Pro and Elite through Connect | Desk-based list building and comps | Built-in dialing caps at 150 call attempts a day with 3 included numbers |
| DealMachine | Data, driving for dollars, mail | Basic $99 to $119 per user a month, depending on which DealMachine page you read; get a written quote | 1 data credit per revealed contact; 10,000 or 20,000 credits | Field teams that drive for dollars and mail | Priced per user; credits reset monthly |
| BatchLeads | Data, AI ranking, add-on dialer | $119 to $749 a month | Phone and email included on every plan | Teams that need 3 to 26 seats on one plan | Owned by PropStream since July 2025; Dialer AI is $89 a month extra |
| PropertyRadar | Data, monitoring, marketing | $119 to $599 a month ($99 to $549 billed annually) | 250 to 2,500 phone and email lookups a month, then 4 to 8 cents each | Teams that want property alerts and monitoring | 5-day trial; paid subscriptions are non-refundable |
| REsimpli | CRM with data, calling and texting | Solo $299 a month, or $249 billed yearly; Team $899 ($699); Business $2,199 ($1,799) | Skip tracing listed as a feature | Teams tired of stitching tools together | Fair-use policy on calls and texts; AI calling billed per use |
| Propwire | Free property data | Free; Gold tier $97 for the first month, per its own blog | Skip tracing 10 cents each, per its own blog | Low-cost list pulls | Operator not named on the site; confirm current limits |
| Done-for-you inbound (Hesel) | Ad campaigns plus ISA appointment setting | Quote-based: ad spend plus a management fee | Sellers submit their own contact details | Teams with closers who need conversations, not lists | Needs ad budget and runway; your team still makes the offer |
Disclosure: Hesel Media sells the done-for-you inbound option in this table. Every row uses the same columns and each vendor's own published terms.
Pick by bottleneck, not by feature list
The right PropStream alternative depends on which step of your acquisition process is breaking. Name the bottleneck first, then pick the tool.
- Data cost is the problem. Try Propwire or PropertyRadar's Solo plan. Expect to pay elsewhere for contact data once you pass the included lookups.
- Your team works in the field. DealMachine is built around driving for dollars and mail.
- Tool sprawl is the problem. If your week looks like CSV, upload, skip trace, dialer, then texts, an all-in-one CRM like REsimpli cuts the handoffs. "Everything is still manual," one investor told Hesel: export the CSV, bulk upload, skip trace, export to the dialer, then text.
- Sellers are tired of being called. No list tool fixes that. Every vendor draws on the same public records.
- Nobody follows up. No tool fixes that either. Fix the process before you switch vendors.
- You pull cash buyer lists for dispo. A cash purchase does not make someone an investor, as InvestorLift's founder put it in a 2022 interview on Esteban's channel. InvestorBase's co-founder added in a May 2026 Office Hours session that cash buyer pulls miss flippers who buy with hard or private money. Both sell buyer data, so weigh the pitch, but the logic holds. Disclosure: Hesel or Esteban may earn a referral fee if you sign up through some partner links. It does not change how we score. See our InvestorLift review and InvestorBase review.
The fourth bullet is the one operators feel most. "We're all pulling data from the same exact place, PropStream... people are getting pummeled," said a land and house wholesaler on a Hesel call, describing sellers who already get 10 texts and five calls a day.
The main PropStream alternatives, one by one
Each option below is described from its own pricing and product pages as of November 2026. If you are not sure PropStream itself is the problem, read our PropStream review first.
DealMachine
DealMachine is the field team's alternative, with a driving-for-dollars app on every plan. Its July 2026 pricing explainer lists Basic at $99 and Pro at $149 per user a month, with 10,000 and 20,000 data credits. An undated DealMachine help article lists Basic at $119 per user, so get the price in writing. Revealing a contact or exporting a record uses one credit. Annual billing saves 17%.
Watch the per-user math. A 4-person team on Pro pays four seats. Our PropStream vs DealMachine comparison runs that math side by side.
BatchLeads
BatchLeads is a list and AI-ranking tool with plans from $119 to $749 a month and 3 to 26 users, per its pricing page. Phone numbers and emails are included. Know who owns it: PropStream announced it acquired BatchLeads and BatchDialer in July 2025 and plans to combine the platforms.
In a July 2025 interview on Esteban's channel, BatchLeads' co-founder said many investors already paid for both, PropStream for data and Batch for skip tracing. So moving to BatchLeads keeps you with the same parent company.
PropertyRadar
PropertyRadar fits teams that want property monitoring and alerts. Its pricing page lists Solo at $119, Team at $249 and Business at $599 a month, with 10,000 to 50,000 exports and 250 to 2,500 phone and email lookups included. Extra lookups run 4 to 8 cents. Dialer and SMS bundles are sold separately.
REsimpli
REsimpli is a CRM that bundles data, calling, texting and list stacking. Its pricing page shows Solo at $249 a month billed annually, with a 14-day free trial. Standard calling and texting run under a fair-use policy. It replaces PropStream plus your CRM, so compare it against both bills.
REsimpli's llms.txt file adds the monthly rates: Solo $299, Team $899 and Business $2,199, as of November 2026. See our REsimpli review.

Propwire
Propwire is the usual answer to "free PropStream alternative." Its own comparison post says search and downloads are free, skip tracing costs 10 cents a record and a Gold tier is $97 for the first month. That post dates to August 2024, so confirm current terms before you plan around them.
Done-for-you inbound
Done-for-you inbound replaces the list instead of the tool. You fund Meta, Google or YouTube campaigns that target sellers, and a team calls the inquiries, qualifies them and books appointments. Hesel's version pairs Google Ads for motivated seller campaigns and Meta with ISA appointment setting.
Is there a free PropStream alternative?
Yes, Propwire markets free property data, but free data does not mean free contracts. Skip tracing, dialing, callers, compliance and follow-up still cost money. In our PropStream pricing model, cutting the data subscription to zero improved cost per contract by about 5%.
If you are shopping for free data because margins are tight, look at the funnel first. A small lift in appointment-to-contract rate beats a free subscription every month.
Data tools vs done-for-you inbound: the cost-per-contract view
A data tool lowers the cost of a list; done-for-you inbound changes who starts the conversation. Compare them on cost per contract, not cost per record or cost per inquiry.
Here is what a list-based program can look like over a year. One investor told Hesel his cold-calling service, at $1,500 a month, produced 97 leads, 53 qualified, 22 appointments, 14 met, 7 offers and 1 contract in a year. That is about $18,000 for one contract.
Inbound has its own costs, and they come first. In one account documented in Hesel's 7 Growth Pillars guide, month one spent $1,961 for 5 seller inquiries and 0 contracts; the first contract came in month two and the first check in month four. Budget two to three months of ads before the first assignment fee.
What inbound buys you is a different conversation. Hesel's ISAs qualify inquiries on six points: motivation, timeline, condition, the seller's number, mortgage, and who decides. Then they book the appointment or live-transfer the seller while motivation is high. Your acquisitions rep still makes the offer.
One public example of the math: in an October 2026 video, Esteban Andrade walks through Tanner Todd's account: about $25,000 in Meta spend, 361 seller inquiries, 24 signed contracts, roughly $1,054 in ad spend per contract, with 6 closed at recording. That was one of our best results, not a typical one. Outcomes depend on market, budget, offer and follow-up speed. Signed contracts are not closed deals.
Another public example: Dawson moved from low-quality leads to targeted campaigns and closed a $25K deal in eight days. That was one of our best results, not a typical one. Outcomes depend on market, budget, offer and follow-up speed.
Inbound is not the only paid alternative. Our breakdown of how pay-per-lead vendors work covers the shared-inquiry model, where the same seller can be sold to several buyers.
How to switch without losing your pipeline
Switch data tools on a calendar, not in a weekend, so no seller in follow-up falls through. This is the order we would follow.
- Export every saved list, tag and note from PropStream before you cancel. Unused saves do not roll over, so export while your plan is active.
- Tag every record in your CRM by source, so you can compare contracts by tool later.
- Ask the new vendor about migration. BatchLeads offers unlimited imports in the first month for PropStream users, and DealMachine advertises free migration.
- Run both tools for one billing cycle in the same zip codes. Compare right-party contact rate, appointments and contracts.
- Cancel PropStream by phone before the next billing date and get written confirmation.
If the new tool does not beat the old one on contracts after a full cycle, the tool was not your bottleneck.
Find the bottleneck before you switch tools
You have already paid to learn that lists work. The open question is whether more data, cheaper data or no list at all gets you the next five contracts a month.
On a strategy call we map your current program by layer: records, conversations, appointments, contracts and cost per contract. If your list program is already efficient, we will tell you to keep it and fix the step that is leaking.

Frequently asked questions
What is the best alternative to PropStream?
The best alternative to PropStream depends on your bottleneck. DealMachine fits field teams, PropertyRadar fits monitoring and alerts, REsimpli fits teams that want CRM, calling and texting on one bill, and Propwire fits tight data budgets. If conversations per dial are the problem, consider inbound campaigns instead of another list tool.
Is there a free alternative to PropStream?
Yes, Propwire markets itself as free property data, with skip tracing at 10 cents a record per its own blog. Free data still leaves dialing, callers and follow-up to pay for. In our pricing model, dropping the data subscription entirely improved cost per contract by only about 5%.
Is BatchLeads owned by PropStream?
Yes. PropStream announced on July 7, 2025 that it acquired BatchLeads and BatchDialer and plans to combine them into one platform. PropStream itself is part of Stewart Information Services Corporation. Treat BatchLeads as a sister product to PropStream, not an independent competitor.
Is PropertyRadar cheaper than PropStream?
PropertyRadar is not cheaper than PropStream at the entry level. PropertyRadar Solo is $119 a month, or $99 billed annually, versus $99 a month for PropStream Essentials, as of November 2026. PropertyRadar includes 250 phone and email lookups on Solo, while PropStream Essentials charges 12 cents per skip traced contact.
Is DealMachine better than PropStream?
DealMachine is better than PropStream for teams that drive for dollars and mail, and PropStream is better for desk-based list building and comps. DealMachine prices per user, so larger teams pay more. Our PropStream vs DealMachine comparison runs the cost per contract for a 4-person team.
Is inbound marketing an alternative to PropStream?
Inbound marketing is an alternative to PropStream when your bottleneck is conversations, not data. Instead of pulling a list, you run seller campaigns and book the sellers who respond. It needs ad budget and two to three months of runway before the first check, and your team still makes the offer.
Can I keep my lists if I cancel PropStream?
You can keep your lists if you export them before you cancel PropStream. Export saved lists, tags and notes to your CRM while your plan is active, because unused saves do not roll over. Then cancel by phone before your next billing date.
